Our Strategy

Argosy Real Estate targets real estate projects located in the eastern United States. We have made investments from Rhode Island to Florida. Our normal investment size is $1 million to $5 million per deal.

We look to invest with experienced, entrepreneurial developers and owners who have proven to be qualified managers. We are looking to build relationships with operators who will become valued, long-term partners.

We have invested in various property types:
  • Multifamily Properties
  • Office Buildings
  • Retail Centers
  • For Sale Residential- Condominiums and Active Adult Communities
  • Residential Lot Development

We invest directly in individual real estate transactions as well as in single-developer real estate funds. We would also consider investing in other types of real estate, including hotels.

We invest at all stages of development:
  • Land Banking
  • Construction
  • Rehab and Re-Positioning
  • Existing Stabilized Properties

We structure our investments as preferred equity with an annual preferred return (which may be deferred in development or re-positioning situations) and a majority split of cash flows and realized profits for the equity investors. We target investments with projected all-in annual returns of 18% to 30% depending on the risk profile of the deal, and projected cash on cash returns of 2X to 3X depending on the hold period.
